Our location

Rixlade Farm benefits from being in the middle of the countryside, yet it is within the Exeter city boundary, and only 2 miles from the city centre and University.
It is also an ideal base for those wishing to tour around the South Devon coastline, Exmoor and Dartmoor.

Exeter is right on your doorstep and offers a host of amenities and attractions including its beautiful cathedral, restaurants, high street shops, cinema, bowling, theatre, pubs etc.

Other attractions in the area include the English Riviera, Dartmoor, Exmoor, the South Devon coastline, numerous National Trust properties, Bicton Park, Crealy Country Park, along with numerous golf clubs and riding.
The popular sandy beaches of Exmouth, Dawlish Warren and various others are all within a short car journey.
Those looking for more energetic pursuits will discover ample opportunities for walking and cycling.

Swimming Pool & Tennis Court

Relax in the shared large gardens, where children can play safely. Or enjoy a game of tennis on the full sized court or swim and sunbathe around the secluded pool (subject to weather conditions - pool is open May-Sept).
The surrounding area is a haven for varied birds, wildlife, buzzards, deer etc.

Stabling and Grazing for your Horse

Stabling and grazing is also available on the farm, by prior arrangement, for those visitors who may wish to bring their own horses with them and may perhaps wish to compete in local shows.
There is an outdoor sand school riding arena (40 yards x 20 yards ) near to the stables area.
(We are not a registered riding school, and are therefore not able to provide horse rides to other visitors)

Farm Walk

A beautiful farm walk has recently been created which will take you from the cottages, up a farm lane, to the recently planted 7 acre woodland which has a mixture of broadleaf trees and has been planted to attract barn owls to nest in the area - barn owls have been on the decline in recent years and welcome this type of habitat.

As you emerge from the tree planted area, you have magnificent views over Exeter and the Exe estuary all the way down to the sea. To the east is Stockland Hill and the Blackdown Hills are visible in the distance. To the west you will see the Haldon Hills and beyond them the eastern edge of Dartmoor. In short, the scenery is spectacular with views in all directions extending off into the horizon.

We offer 3 delightful cottages - all of which are quality barn conversions, fully furnished and well equipped. They are available for holidays on a weekly basis or for longer term winter letting.

How to Find Us

We are just a short distance from the M5 motorway, very close to Exeter in Devon, yet in the middle of the countryside. Click here for a map.

• To drive to us coming down from Bristol on the M5, take Junction 29 off the M5 signposted Honiton and Exeter Airport
  On the sliproad leaving the M5 get into the right hand lane (signed Exeter - A3015) turning right at the traffic lights. Then follow directions below.
• Or, to drive to us from the A30. After passing Exeter Airport on your right when driving towards Exeter from the East, follow the signs to Exeter (A3015) to the traffic lights and continue straight on at the traffic lights. Then follow directions below

• Follow the road to the 1st roundabout (0.25 miles). Get in right hand lane at roundabout traffic lights.
• Bear right at roundabout
• Then at 2nd set of lights on the roundabout, go straight ahead into Exeter Business Park.
• Go up the hill and straight across 2 roundabouts and continue on the link road for approximately 1/2 mile until you reach the traffic lights. Turn right to Pinhoe. Continue approximately 1/4 mile and turn left at double mini roundabout up Church Hill ( Spar shop is on the corner )
• When in Church Hill continue on this road (do not turn left into Harrington Lane) for approx. 1.75 miles to a T junction at the end of the road where it meets Stoke Hill with a signpost opposite called Stoke Post.
• Turn left, go up the hill, then into a dip, and Rixlade is on your left.
• Turn in and follow the drive into the car park area. The farmhouse is up the drive, to your right.
• Once you have arrived, call at the farmhouse door to collect your key, and announce your safe arrival.
